The client contacted us during the construction phase with the dream of building a smart building from which all tower systems could be monitored and controlled, considering the inclusion of lighting, pumping, HVAC, forced ventilation, CO monitoring, power plant, fire detection systems, along with the CCTV system plus access control, including pedestrian access turnstiles.

Torre 302 is a building located on Orinoco Street in the Las Mercedes district, an infrastructure designed by the renowned architect Roberto Lampo. The building sits on an approximate 2,193 m² plot, featuring 16 basement levels for parking and services, 1 ground floor with 4 integrable commercial spaces with mezzanine, 4 above-ground parking floors, 8 office floors with 16 integrable spaces per floor, 1 small rooftop level housing elevator and air conditioning equipment, and 1 open rooftop terrace with equipment.

The supplied system

The system was designed considering that the tower would have operations personnel and security staff, so a monitoring and control center was created with divided spaces for security personnel and for the person responsible for the operation and maintenance of the tower's technical systems. Regarding the monitoring and control system, a solution based on the use of open BACnet and Modbus protocols was considered, as well as a traditional CCTV and access control system.

  • 48 control panels housing network controllers and more than 2,800 network variables.

  • 180 IP cameras, 18 door status monitoring points and access control.
  • 6 routers, 4 UPS units and countless hours of engineering, programming and installation.
