Service quality over time
When thinking about building an office tower, planning and organization often focus on the construction phase, ensuring objectives are met on time and in form, with future problems to be solved when they occur. However, when a construction company with extensive experience not only in the construction phase but in property management executes the project, long-term thinking also comes into play, and the question changes to: How is it possible to maintain the infrastructure throughout its planned lifespan? This is the case of Torre Luxor, a tower designed to endure over time, using an automated management system that optimizes operations and maintenance, guaranteeing service quality to all clients.
Multiple systems on one platform
The project implemented monitoring and control of 11 systems under a single platform, thereby eliminating "the island problem" which is very common in poorly conceptualized buildings at the management systems level. The integrated systems are the following:
- Forced ventilation in basements (injection, extraction and fresh air circulation).
- Sanitary system (clean, gray and black water).
- Tank levels.
- Energy consumption.
- Electric gates.
- Presence detection.
- Emergency power plant.
- Carbon monoxide in basements.
- Air quality in mechanical rooms.
- Link with video surveillance system.
- Link with HVAC system.
Torre Luxor in numbers
From the control perspective, we designed a network that integrates multiple open communication protocols, making it possible not only to perform direct control but also to integrate systems from multiple manufacturers. The system has more than 70 distributed controllers and 2,800 meters of cabling for communication, monitoring, supervision and control of various systems.
Project achievements
The importance of having a comprehensive control network lies in the ability to have real-time information to manage operations and make timely decisions, extend the useful life of supervised equipment and keep a record of all events occurring within the tower. All of this using a single supervision and control platform, with a customized development, tailor-made taking into account not only an attractive and differentiating visual aspect, but also the user experience when working.
