MASTERCARD OFFICE VENEZUELA
The smart and sustainable office of Venezuela. This office is the first LEED v4 ID+C certified Mastercard office in the entire region and the first LEED V4 certified project in Venezuela and the first office in the country with this recognition.
The client's need
Mastercard was planning the development of a LEED certified office in Venezuela, so they hired the architecture team, who together with the Project Manager, looked for local companies and/or professionals who could achieve this in the country. After their lead architect completed a training at Campus Innotica, they identified that the only company that guaranteed meeting this requirement was Innotica.
Participation at every stage
The project consisted of adapting a space of more than 1,500 square meters located inside Torre Centro Financiero Madrid, where an inspection was initially carried out that led to the development of a diagnosis and feasibility study for LEED v4 ID+C certification. Alongside this, the conceptualization of the office automation system began. These two parallel actions led to project registration and the development of design engineering where the inclusion of up to 12 monitoring and control functionalities was considered, along with the design of the office voice and data system. While these tasks were being carried out, the project commissioning team was defined and all designers were accompanied in the preparation of their engineering aligned with the needs of the LEED prerequisites and credits defined for application.
The construction process
During the construction process, Innotica was responsible for implementing and overseeing compliance with waste management plans and indoor air contamination prevention during construction, as well as building the conduits to implement the office automation system. In this process, the construction team was accompanied daily in the procurement of equipment and elements necessary to achieve the LEED prerequisites and credits related to water consumption, energy, materials and indoor environmental quality.
A project that served as a foundation to promote sustainability
This emblematic LEED V4 ID+C certified project in our country helped incentivize the reactivation of the Venezuela Green Building Council, an organization with the purpose of promoting sustainability and innovation in the construction sector, in a country where traditionally there has been no culture of resource efficiency, effective waste management and indoor environmental quality care.
Project achievements
Among the most important achievements of the project are the following:
- Energy savings in a 100% curtain wall space with low thermal efficiency (U-value of 5.814 and SHGC of 0.51).
- 82% of acquired equipment and appliances are Energy Star certified.
- 80% water consumption savings thanks to the construction of dedicated pipes for the use of non-potable groundwater in urinals and toilets.
- Inclusion of a variable speed ventilation system and air quality measurement (CO2 sensors).
- Procurement of products from suppliers with Environmental Product Declarations (EPD) and certified materials free of toxic substances in their composition.
- Creation of a waste management policy and opening doors for guided visits under coordination.
